Terms & Conditions

By accessing or using SewaNow at sewanow.my(the “Platform”), you agree to be bound by these Terms & Conditions (“Terms”). If you do not agree, you must immediately cease using the Platform.

These Terms constitute a binding legal agreement between you and Feerism Enterprise (Registration No. 002681169-D), the sole proprietor and operator of SewaNow (“SewaNow”, “we”, “us”, or “our”).

• 2.1The Platform is provided on an experimental basis. SewaNow makes no representation that the Platform will be error-free, uninterrupted, or fit for any particular purpose during the Beta period.
• 2.2Features may be added, modified, or removed without prior notice during the Beta period. SewaNow reserves the right to discontinue the Beta at any time.
• 2.3Data created or submitted during the Beta period — including user accounts and listing content — will be retained and carried forward when the Platform exits Beta, unless SewaNow expressly notifies otherwise.
• 2.4By using the Platform during Beta, you acknowledge and accept the inherent limitations and instability of pre-release software.

• 3.1SewaNow is a rental property discovery and listing platform. SewaNow acts solely as a technology intermediary connecting persons with rental properties available for letting (“Landlords”) with persons seeking rental accommodation (“Tenants”).
• 3.2SewaNow is NOT a real estate agent, property manager, landlord, tenant, or party to any tenancy or rental agreement. SewaNow does not own, control, manage, inspect, or hold any physical or legal interest in any property listed on the Platform.
• 3.3Any tenancy arrangement entered into between a Landlord and Tenant is entirely independent of SewaNow. SewaNow has no authority over the terms, execution, or performance of any such arrangement and accepts no responsibility for its outcome.

• 4.1You must be at least 18 years of age to use the Platform.
• 4.2You must possess a valid email address to create an account. The Platform is designed for and directed at users in Malaysia.
• 4.3By using the Platform, you represent and warrant that you meet the eligibility requirements set out in this section.
• 4.4SewaNow does not independently verify the age of users. Age compliance is a self-declaration. Where SewaNow becomes aware that a user does not meet the minimum age requirement, the account will be suspended and any associated content removed without notice.

• 5.1Registration and login are performed via an email magic link sent to your registered email address. No passwords are used.
• 5.2Your email address serves as your account identity. You are solely responsible for maintaining the security of your email account. SewaNow will not be liable for any unauthorised access resulting from your failure to secure your email account.
• 5.3You may not register or operate accounts on behalf of other persons without their express consent.
• 5.4SewaNow reserves the right to suspend or permanently terminate any account that violates these Terms, without prior notice.
• 5.5Loss of Email Access. Because authentication relies solely on email magic link, a user who loses access to their registered email address will be unable to log in through normal means. SewaNow does not provide an automated account recovery mechanism. A user in this situation may contact SewaNow at hello@sewanow.my to request manual account assistance. SewaNow will endeavour to verify the user's identity through reasonable means and, where verified, may assist with account deletion or deactivation. SewaNow is under no obligation to restore access and makes no guarantee of a successful outcome.
• 5.6Abandoned Accounts & Orphaned Listings. If a user has not authenticated into the Platform for a continuous period of 12 months, SewaNow may treat the account as abandoned. Listings associated with an abandoned account will continue to expire naturally on their scheduled dates and will not be automatically renewed. SewaNow reserves the right to deactivate abandoned accounts and remove associated content at its discretion, with or without notice. Users are solely responsible for ensuring their registered email address remains accessible and up to date.

• 6.1By submitting a listing to the Platform, you represent and warrant that:
  • (a)You have the legal right or valid authority to offer the property for rental — whether as the registered owner, a licensed property agent, property manager, appointed representative, or any other person acting with the express consent or mandate of the registered owner. By submitting a listing, you represent that such authority exists and remains in force at the time of submission;
  • (b)All information provided is accurate, current, complete, and not misleading;
  • (c)The listing does not violate any applicable Malaysian law or regulation; and
  • (d)You consent to your contact information being made accessible to interested parties through the Platform's secure contact facilitation system solely for the purpose of receiving rental enquiries. Contact values are never displayed as visible text and are only accessible via a server-side redirect.
• 6.2Listings are subject to automated checks upon submission. SewaNow reserves the right to reject, remove, or take down any listing at its sole discretion, without being required to provide reasons.
• 6.3Listings expire after the period specified by the Platform (default: 60 days). Expired listings are not automatically renewed and must be reactivated by the poster through the dashboard. SewaNow does not guarantee that expiry notifications will be delivered and accepts no liability for listings that expire without the poster taking action.
• 6.4Duplicate Listings. The Platform permits duplication of listings for convenience. Submitting materially identical listings for the same property simultaneously, for the purpose of gaining disproportionate visibility or circumventing Platform limits, is prohibited and may result in removal of duplicates and account suspension.
• 6.5Ranking & Visibility. SewaNow does not guarantee the position, frequency, or prominence at which any listing appears in search results or elsewhere on the Platform. Listing placement is determined by the Platform's ranking algorithm, which may take into account factors including recency, relevance, and whether a listing has been boosted. Free listings are always discoverable but may rank below boosted listings. SewaNow reserves the right to modify its ranking methodology at any time without notice.
• 6.6Algorithmic Scores. SewaNow may display algorithmic scores against listings — including deal score, demand score, and price benchmarks — based on Platform data. These scores are generated automatically and are indicative only. Listers have no right to demand the removal or alteration of an algorithmically assigned score. SewaNow makes no representation as to the accuracy of such scores and accepts no liability for any outcome resulting from their display.

• 7.1SewaNow facilitates connection between users and advertisement owners by providing contact options including WhatsApp, telephone call, SMS, and email where such information is available.
• 7.2Contact information displayed on the Platform is sourced directly from registered users, who provide and manage their own contact methods — WhatsApp, call, SMS, or email — through their account.
• 7.3SewaNow does not guarantee that contact attempts will be successful, that the party contacted is the legitimate owner of the property, or that the property remains available at the time of contact.
• 7.4All communication and negotiation between users and advertisement owners occurs independently of SewaNow. SewaNow is not a party to any such communication and accepts no liability for its content, accuracy, or outcome.
• 7.5Contact Action Logging. For the purposes of rate limiting, fraud prevention, and Platform integrity, SewaNow logs contact actions initiated through the Platform. Logged data includes the listing identifier, contact type, a one-way hash of the initiating IP address, and, where the user is authenticated, their user identifier. No contact values (phone numbers or email addresses) are stored in contact logs. By using the contact facilitation feature, both listers and tenants acknowledge and consent to this logging.

You must not use the Platform to:

• (a)Post false, misleading, fraudulent, or deceptive listings or information;
• (b)List properties without the legal right or valid authority to do so as described in Section 6.1(a);
• (c)Harass, intimidate, threaten, or defraud any user, landlord, tenant, or third party;
• (d)Harvest, scrape, or systematically collect contact information or listing data from the Platform for any commercial purpose;
• (e)Attempt to circumvent rate limits, access controls, authentication mechanisms, or any security measure on the Platform;
• (f)Upload content that contains malware, viruses, or any harmful code;
• (g)Impersonate any person or entity, or misrepresent your affiliation with any person or entity; or
• (h)Use the Platform in any manner that violates any applicable Malaysian law or regulation, including the Communications and Multimedia Act 1998 and the Computer Crimes Act 1997.

• 9.1All Platform software, design, trademarks, trade names, and original content created by SewaNow are the intellectual property of Feerism Enterprise (Registration No. 002681169-D). No licence to use such property is granted by these Terms except as expressly stated.
• 9.2User-submitted listing content (including text and photographs) remains the intellectual property of the submitting user. By submitting content, you grant SewaNow a non-exclusive, royalty-free, worldwide licence to display, reproduce, and distribute such content solely for the purpose of operating and promoting the Platform.
• 9.3The licence granted under Section 9.2 continues after a listing expires or is removed, to the extent necessary for archival, legal compliance, or promotional purposes. If you wish to request removal of specific photographs or content from SewaNow's systems following account deletion or listing removal, you may submit a written request to hello@sewanow.my. SewaNow will endeavour to honour such requests where technically feasible, but makes no warranty of complete deletion from all backup or cached systems.

You acknowledge that rental transactions carry inherent risks. You are strongly advised to conduct your own due diligence before entering into any rental arrangement, including physically inspecting the property and verifying the identity and authority of the landlord.

• 10.1Algorithmic Feature Outputs.The Platform may present outputs generated by SewaNow's proprietary algorithms, including but not limited to: deal scores, demand scores, price benchmarks, Smart Review assessments, listing comparison verdicts, and Smart Commute Planner estimates. These outputs are indicative only. They do not constitute financial, legal, or professional advice. SewaNow makes no representation as to their accuracy, completeness, or fitness for any particular purpose. No reliance should be placed on these outputs when making rental, investment, or commercial decisions.
• 10.2Market Data. Market intelligence data, price trend signals, and area statistics presented on the Platform are derived from Platform activity and are indicative of observed patterns only. They do not represent official market data, valuations, or any regulated financial information. SewaNow accepts no liability for decisions made in reliance on market data displayed on the Platform.
• 10.3Saved & Shortlisted Listings. Listings saved or shortlisted by a user may expire, be removed, or be taken down at any time without notice to the user who saved them. SewaNow does not notify users when a saved listing is no longer available and accepts no liability for any inconvenience arising from the unavailability of a previously saved listing.
• 10.4Combatting Scammers — Together. No platform can guarantee that every listing is genuine, and SewaNow is no exception. Fraudulent or misleading listings may appear despite our moderation — this is a known reality across all public listing platforms, including those operated by the world's largest technology companies. SewaNow does not accept this passively. We operate a layered approach to keeping the Platform trustworthy, and every user plays a part.
  
  Your tools: The Platform provides a community reputation and voting system. If a listing looks suspicious, inaccurate, or misleading, vote it down. Votes contribute to a listing's reputation signal and may reduce its visibility. This is your first line of defence — fast, immediate, and collective. The more users participate, the harder it becomes for bad actors to operate undetected.
  
  Escalate to us: If you believe a listing is part of an active scam, contact SewaNow at hello@sewanow.my with the listing reference and a clear description of your concern. Our team will conduct due diligence and take action under Section 13 where warranted. We take every report seriously.
  
  SewaNow is not a law enforcement authority and cannot investigate, prosecute, or guarantee any specific outcome. Users who have suffered financial loss are strongly advised to report the matter to the Royal Malaysia Police (PDRM) and the National Scam Response Centre (NSRC). Always exercise your own due diligence before making contact or committing to any rental arrangement.
• 10.5Cross-Platform Replication of Listing Content. Listing content submitted to SewaNow is displayed publicly and may be viewed by any person. SewaNow cannot prevent third parties from manually copying, reposting, or replicating listing content on other websites, platforms, or applications. If you discover your listing appearing on another platform, this does not necessarily indicate a security breach or data leak by SewaNow. The replication of publicly visible content by third parties is a known limitation of all open listing platforms — including those operated by major global technology companies — and is beyond any platform operator's reasonable control. SewaNow accepts no liability for the unauthorised replication of your content by third parties. If you believe your content has been scraped and misused, you may pursue the matter directly with the platform hosting the replicated content or seek legal advice independently.

• 11.1To the maximum extent permitted by applicable Malaysian law, SewaNow, its sole proprietor, employees, agents, and service providers shall not be liable for any loss or damage of any nature arising out of or in connection with your use of, or inability to use, the Platform, including but not limited to:
  • (a)Any indirect, incidental, special, consequential, or punitive damages, howsoever arising;
  • (b)Any loss of income, revenue, profit, business opportunity, data, contracts, or goodwill;
  • (c)Any loss or damage arising from reliance on any listing, advertisement, contact information, market data, or insight displayed on the Platform;
  • (d)Any loss or damage arising from a rental arrangement, tenancy dispute, property damage, personal injury, or fraud involving any party identified through the Platform;
  • (e)Any service disruption, delay, data loss, or Platform discontinuation, particularly during the Beta period; or
  • (f)Any act, omission, negligence, or misconduct of any third-party service provider, landlord, tenant, or advertisement owner.
• 11.2Where liability cannot be fully excluded by law, the aggregate liability of SewaNow to you for any and all claims arising out of or in connection with these Terms or your use of the Platform shall not exceed Ringgit Malaysia Two Hundred (RM 200.00) or the total amount paid by you to SewaNow in the three (3) months immediately preceding the event giving rise to the claim, whichever is lower.
• 11.3Nothing in these Terms excludes or limits liability for death or personal injury caused by gross negligence, or for fraud or fraudulent misrepresentation, to the extent such exclusion or limitation is prohibited under the laws of Malaysia.

You agree to indemnify, defend, and hold harmless Feerism Enterprise (Registration No. 002681169-D), its sole proprietor, employees, agents, and service providers from and against any and all claims, liabilities, damages, losses, penalties, costs, and expenses (including reasonable legal fees) arising out of or in connection with:

• (a)Your use of the Platform in violation of these Terms;
• (b)Any listing or content you submit that is false, misleading, or in breach of a third party's rights;
• (c)Any dispute between you and another user, landlord, tenant, or advertisement owner;
• (d)Any tenancy arrangement, rental transaction, or related conduct involving you; or
• (e)Your violation of any applicable law or regulation of Malaysia.

• 13.1SewaNow reserves the right to remove, suspend, or restrict any listing at its sole discretion, at any time, without prior notice, including where:
  • (a)A report is received from any user or third party alleging the listing is false, misleading, unlawful, or in breach of these Terms;
  • (b)SewaNow's automated systems flag the listing for review;
  • (c)SewaNow administrators identify a potential breach through routine monitoring; or
  • (d)SewaNow is required to act by applicable Malaysian law or a directive from a competent authority.
• 13.2Upon receiving a report or identifying a concern, SewaNow administrators will conduct a due diligence review. This review may involve communication between the administrator and the reporting party. The listing owner will not be notified that a review is in progress. SewaNow is not obligated to disclose the identity of any reporting party or the details of its internal review process at any stage.
• 13.3Where SewaNow determines that a takedown is warranted, the affected listing will be removed and the listing owner will be notified of the outcome via the Platform or by email. Notification will state that the listing has been removed but will not include details of the investigation or the identity of any reporting party.
• 13.4Third-party takedown requests must be submitted in writing to hello@sewanow.my and must include:
  • (a)The requestor's full legal name and contact details;
  • (b)The listing in question and a clear, specific basis for the claim; and
  • (c)A declaration that the information provided is accurate and the request is made in good faith.
• 13.5Right of Appeal. A listing owner whose listing has been taken down may submit a written appeal to hello@sewanow.my within 14 days of the takedown notification. The appeal must include:
  • (a)The listing owner's full name and registered email address;
  • (b)The listing ID or reference and clear grounds for the appeal; and
  • (c)Any supporting evidence the listing owner wishes SewaNow to consider.
• 13.6SewaNow will review the appeal and issue a decision within 7 business days. The decision of SewaNow on appeal is final. SewaNow is not obligated to accept or act on appeals submitted outside the 14-day window. If the appeal is upheld, the listing may be reinstated at SewaNow's discretion.
• 13.7Any person who submits a false, malicious, or bad-faith takedown request may have their account suspended or permanently terminated. Unverified or incomplete requests will not be actioned.

• 14.1SewaNow may suspend or terminate your access to the Platform at any time, with or without notice, if you breach these Terms, if your conduct poses a risk to the Platform or its users, or if required by applicable law.
• 14.2You may initiate account deletion at any time through the Platform dashboard. Upon initiating deletion, your contact methods are immediately removed and your live listings are paused. Your account is then scheduled for anonymisation after a 30-day grace period, during which you may cancel the deletion by logging back in. If not cancelled, after 30 days your account will be permanently anonymised — your email address will be replaced with a one-way hash, your display name cleared, and your account permanently deactivated. Re-access after anonymisation is not possible. Sections 10, 11, 12, 15, and any other provisions that by their nature survive, shall continue to apply after termination.

• 15.1These Terms are governed by and shall be construed in accordance with the laws of Malaysia, including but not limited to the Contracts Act 1950, the Consumer Protection Act 1999, and the Personal Data Protection Act 2010.
• 15.2Any dispute arising out of or in connection with these Terms, including any question regarding their existence, validity, or termination, shall be subject to the exclusive jurisdiction of the courts of Malaysia.
• 15.3SewaNow encourages users to contact us at hello@sewanow.my to seek informal resolution before commencing any formal legal proceedings.
• 15.4Force Majeure. SewaNow shall not be liable for any failure or delay in performing its obligations under these Terms where such failure or delay results from circumstances beyond SewaNow's reasonable control, including but not limited to acts of God, natural disasters, pandemics, civil unrest, government action, internet or infrastructure outages, third-party service failures, cyberattacks, or power failures. SewaNow will endeavour to restore Platform availability as soon as reasonably practicable in such circumstances.
• 15.5Severability. If any provision of these Terms is held by a court of competent jurisdiction to be invalid, unlawful, or unenforceable under applicable Malaysian law, that provision shall be severed from these Terms. The remaining provisions shall continue in full force and effect as if the severed provision had never formed part of these Terms.
• 15.6Entire Agreement. These Terms, together with the Privacy Policy and any specific service terms published on the Platform, constitute the entire agreement between you and SewaNow in relation to your use of the Platform and supersede all prior representations, agreements, or understandings.

SewaNow reserves the right to amend these Terms at any time. Where changes are material, SewaNow will provide reasonable advance notice via the Platform. The effective date at the top of this page will be updated accordingly. Continued use of the Platform following notification of changes constitutes your acceptance of the updated Terms. If you do not accept the amended Terms, your sole remedy is to cease using the Platform and, if applicable, delete your account.

• 17.1SewaNow intends to offer an Ads as a Service programme — a managed advertising and listing service for landlords and property agents who require a higher level of support in promoting their properties on the Platform.
• 17.2This service is not yet available during the Beta period. No orders, commitments, or payment obligations under Ads as a Service arise during Beta.
• 17.3When launched, Ads as a Service will be subject to its own separate service agreement, pricing schedule, and terms of engagement, which will be published on the Platform. These Terms will be updated accordingly.
• 17.4Registered users will be notified when Ads as a Service becomes available.

• 18.1SewaNow makes a demo version of the Market Intelligence report available at /market-intel/demo. This demo is accessible to all users, including unauthenticated visitors, without purchase or registration.
• 18.2All data displayed in the demo is fabricated sample data. It does not represent real market conditions, actual listing activity, genuine pricing signals, or any specific area, property, or user. It exists solely to illustrate the structure and format of the report.
• 18.3Live Market Intelligence data — generated from real platform activity — is only accessible to authenticated users holding a valid access token. SewaNow makes no representation that demo data reflects or approximates real market conditions at any point in time.
• 18.4No reliance should be placed on demo data for any commercial, investment, or rental decision. SewaNow accepts no liability for any action taken based on demo content.

• 19.1The only paid features currently available on SewaNow are Boost (listing visibility enhancement) and Market Intelligence report access. SewaNow does not offer any other paid service at this time, including Ads as a Service (see Section 17).
• 19.2SewaNow does not facilitate or require payment for any third-party service offering. Any payment made on the Platform is made directly to SewaNow for Platform features only.
• 19.3All Boost and Market Intelligence payments are non-refundable. Once a purchase is completed, credits are consumed or access tokens are issued immediately. SewaNow does not provide refunds for change of mind, unused credits, or partially used access windows.
• 19.4Boost enhances the visibility of a listing within the Platform. It does not guarantee any specific outcome, including a minimum number of views, contacts, enquiries, or a successful tenancy. SewaNow accepts no liability for listing performance, regardless of whether Boost has been purchased. Results depend on market conditions, listing quality, pricing, and other factors outside SewaNow's control.
• 19.5In the event of a verified technical error resulting in a failed Boost activation or Market Intelligence access not being granted after a completed payment, users may contact SewaNow at hello@sewanow.my within 7 days of the transaction for a review. SewaNow reserves the right to determine the appropriate remedy at its discretion.
